These Terms & Conditions apply to all building, renovation, refurbishment, and related services provided by Soraiz Builders & Services Ltd.

By requesting a quotation, booking a site visit, or instructing us to carry out work, you agree to these Terms & Conditions.

Soraiz Builders & Services Ltd is a building and renovation company operating across London and surrounding boroughs. These Terms & Conditions apply to all services.

2. Quotations and Estimates

All quotations provided by Soraiz Builders are:

  • Based on the information available at the time of assessment
  • Valid for 30 days days unless stated otherwise
  • Subject to site conditions and final scope confirmation

Quotations may be provided as:

  • Written estimates
  • Itemised quotations
  • Scope-based proposals

Unless explicitly stated, quotations do not include:

  • Planning or Building Control fees
  • Structural engineer or architect fees
  • Third-party inspections
  • Utility provider charges

3. Scope of Work

The agreed scope of work will be set out in writing before work begins. This includes:

  • Description of works
  • Materials and finishes where specified
  • Timeline or programme
  • Payment structure

Only work included in the written scope is covered. Any additional work requested will be treated as a variation.

4. Variations and Additional Work

If additional work is required due to:

  • Client requests
  • Hidden defects
  • Structural or safety issues discovered during works

We will:

  • Inform you as soon as reasonably possible
  • Provide a revised cost or written variation
  • Proceed only after approval where practicable

Verbal instructions may result in additional charges.

5. Payments

Payment terms will be agreed before work begins and may include:

  • Deposit for materials or mobilisation
  • Stage payments linked to progress
  • Final balance upon completion

Invoices are payable within 7 days days unless otherwise agreed.

Late payments may result in:

  • Suspension of works
  • Delays to completion
  • Additional administrative costs

6. Project Timelines

Any timelines provided are estimates based on:

  • Scope of work
  • Material availability
  • Site access
  • Weather and external factors

We are not responsible for delays caused by:

  • Client changes or late decisions
  • Third-party suppliers
  • Utility providers
  • Building Control or council inspections
  • Unforeseen structural conditions

7. Access to Property

The client must provide:

  • Safe and reasonable access to the property
  • Clear working areas
  • Access during agreed working hours

Delays or additional costs caused by restricted access may be chargeable.

8. Materials and Finishes

Materials supplied will be:

  • Of reasonable quality
  • Fit for purpose
  • In line with agreed specifications

Minor variations in colour, texture, or finish may occur due to manufacturer batches or availability.

9. Health, Safety, and Site Conduct

We operate in line with UK health and safety standards.

Clients must:

  • Keep children and pets away from work areas
  • Follow safety instructions on site
  • Avoid interfering with works in progress

We reserve the right to stop work if unsafe conditions arise.

10. Compliance and Regulations

Where applicable, we work in accordance with:

  • UK Building Regulations
  • Health and Safety legislation
  • Industry standards

Planning permission, party wall matters, and approvals remain the responsibility of the client unless otherwise agreed in writing.

11. Defects and Snagging

On completion, clients should:

  • Inspect works
  • Report any defects or snags within a reasonable time

We will address genuine workmanship defects in line with agreed aftercare or warranty terms.

Normal wear, misuse, or third-party alterations are excluded.

12. Cancellations

If the client cancels work:

  • Before work begins, costs for materials, surveys, or preparatory work may still apply
  • After work has started, costs incurred to date will be payable

Notice of cancellation should be provided in writing.

13. Liability and Insurance

We hold appropriate insurance for our services, including:

  • Public liability insurance
  • Employer’s liability insurance (where applicable)

We are not liable for:

  • Pre-existing structural defects
  • Hidden conditions not visible at inspection
  • Indirect or consequential losses

Nothing in these Terms limits liability where prohibited by law.

14. Complaints and Disputes

If you are unhappy with any aspect of our service, please contact us as soon as possible so we can address the issue.

We aim to resolve concerns promptly and professionally.

15. Privacy and Data Protection

Personal data is handled in accordance with our Privacy Policy and UK data protection law.

16. Governing Law

These Terms & Conditions are governed by the laws of England and Wales.

Any disputes shall be subject to the jurisdiction of the courts of England and Wales.
