Insulation, bathroom refit and flat roof repair in Wembley

A Wembley job run in phases over eight weeks in 2025: a room insulated and re-boarded, a bathroom and shower room refitted, and two sections of flat roof repaired and coated.

  • LocationWembley Central (Brent), HA0
  • PropertyHouse with flat-roofed sections
  • PhotographedJuly to September 2025
  • Estimated cost£9,900 to £16,600 + VAT
The room finished: insulated, boarded, skimmed and painted, Wembley Central

The starting point

The first photos, from 26 July 2025, show a weathered flat roof and, inside below it, a cracked and stained ceiling. A second section of roof had split, lifting felt. The rooms below needed bringing up to a warmer, cleaner finish, and the bathroom and shower room were due a refit.

What we did

  • Insulation and re-boarding. Rigid insulation boards were fixed to the walls of the room, then plasterboard over them, then a full skim and paint.
  • Bathroom. A new bath was fitted and boxed in, with a new WC.
  • Shower room. A quadrant enclosure, new floor tiles, basin and a chrome towel rail.
  • Flat roof. The split joints and edges on the failing section were cleaned and coated in a waterproof membrane, sealing the seams and upstands.
